Do you charge fees for your service?

Most of our clients pay no broker fees — we are paid by the lender instead. Where fees do apply — such as, for complex cases, equity release or commercial mortgages, we will tell you upfront before we do any work. There are never any hidden charges.

Banks typically only offer their own mortgage products. As an independent broker, we search our extensive panel of lenders with thousands of products to find a mortgage suitable for  your specific circumstances. We also handle all the paperwork and liaise with lenders on your behalf.

From application to completion typically takes 8-12 weeks, though the actual purchase process varies greatly depending on the property, chain, lender and other factors. We can often get you a mortgage agreement in principle or mortgage decision in principle within 24-48 hours of our meeting.

The most important thing to bring is yourself! However, it helps if you can bring the following: proof of income (last 3 payslips, P60s and/or accounts); ID (passport, driving licence); a recent utility or council tax bill; 3 months’ bank statements; and proof of deposit. If you are unsure or need help, we will guide you through exactly what’s needed.
